Bandana’s Bar-B-Q Relocates to New Bloomington Location on Veterans Parkway
AXIS 360 Brokers Help Guide Seamless Transition After Redevelopment Plans Announced

 

Bloomington, Illinois – Bandana’s Bar-B-Q has officially relocated to a new home at 305 N. Veterans Parkway, Suite 107, Bloomington, IL, occupying the endcap space with a patio in the multi-tenant center shared with Men’s Wearhouse and Noodles & Company.

 

The move comes after the landlord of Bandana’s long-time location announced plans to redevelop the building and property that had housed the restaurant for over 9 years. Knowing that a relocation would eventually be necessary, Mike O’Neal and Meghan O’Neal-Rogozinski of AXIS 360 Commercial Real Estate Specialists began working with franchisee Anthony Barnes more than two years ago to identify a suitable new site.

 

“From the beginning, we knew this move had to protect Bandana’s loyal customer base while upgrading visibility and access,” said Meghan O’Neal-Rogozinski, broker at AXIS 360. “We were determined to find a location that felt like an opportunity, not a compromise.”

 

Over the course of the search, Mike and Meghan called on virtually every available – and even several unavailable – properties that could potentially fit Bandana’s needs. Despite strong effort, the right combination of size, parking, visibility, and timing proved elusive.

 

As Anthony neared the end of his lease with no ability to extend or hold over, urgency increased. Then a unique opportunity surfaced: the former Meatheads/Epic Burgers space on Veterans Parkway became available.

 

“Sometimes you get that perfect convergence of a motivated landlord, a motivated tenant, and responsive brokers – and that’s when things really click,” said Mike O’Neal, broker at AXIS 360. “That’s exactly what happened here.”

 

Once the site at 305 N. Veterans Parkway was identified as a serious option and Anthony confirmed that he could make the slightly different footprint work for Bandana’s operational needs, the deal came together quickly.

 

Within approximately 30 days, Anthony was able to:

  • Close the former Bandana’s location

  • Complete the relocation

  • Open the doors to the new restaurant on Veterans Parkway just in time for Thanksgiving orders
     

“This location gives us excellent visibility, easy access for our guests that includes more foot traffic, and a great patio space we’re excited to activate,” said Anthony Barnes, Bandana’s Bar-B-Q franchisee. “Mike and Meghan stuck with us through a long, challenging search, and I’m grateful we landed in a spot that sets us up for the future.”

 

Bandana’s Bar-B-Q is now open and serving guests at its new Bloomington location on Veterans Parkway, continuing its tradition of smoked-on-site barbecue and friendly, family-oriented dining.
