Historic Clay Dooley Building at 307 E. Grove Set for New Life as Premium Loaves Corporate Headquarters & Multi-Tenant Building

 

Bloomington, Illinois – AXIS 360 Commercial Real Estate Specialists announced today the sale of the historic commercial building located at 307 E. Grove in Bloomington, Illinois. Meghan O’Neal-Rogozinski, CCIM of AXIS 360 represented the Seller in the transaction.  The buyers, Marc Largent and Jerome Hranka, plan a significant renovation to transform the former auto-building into a modern multi-tenant property that will house their company’s corporate headquarters along with additional commercial tenant spaces.

 

The buyer was represented in the transaction by Robbie Osenga of AXIS 360. The seller, David Bentley, who with this sale has completed the disposition of his final property holding in Bloomington.

 

Originally constructed as an auto-related facility, 307 E. Grove has long been part of Bloomington’s early commercial fabric. Premium Loaves’ redevelopment will preserve and celebrate the building’s historic character while reimagining it for contemporary business use, supporting continued investment and activity near the downtown core.

“Establishing our corporate headquarters here is an investment not only in our growth, but in Bloomington’s future,” said Marc Largent, CEO of Premium Loaves.  Premium Loaves is a Jimmy John’s franchise group which owns and operates the Jimmy John’s restaurants serving the Bloomington / Normal area, as well as 100+ additional locations throughout Illinois and six other states.

 

The renovation will convert the property into a modern, multi-tenant environment with Premium Loaves occupying a portion of the building and additional tenant spaces available for complementary businesses. Specific end users for the additional spaces will be announced at a later date.

As the project progresses, Premium Loaves and AXIS 360 anticipate additional announcements regarding tenant mix, timelines, and partnership opportunities.
